Your decision to purchase a new home may be one of the most important and exciting you make in your lifetime. However, as any home owner will know, it is also fraught with risk. It is important to be 100% certain that you are making the right decision. That’s why we are here to help you make that decision with confidence and certainty.
Our inspection begins even before we step on your property, were looking for any conducive environments that could attract and harbour timber pests like termites.
Our Inspectors are qualified builders and timber pest technicians with years of experience. With this experience we uncover defects that an untrained eye would leave undetected, when defects are found they will be reported on.
Our inspectors are also looking for major and minor building defects, mould, excessive moisture, wood rot and fungi. Using Tramex moisture meters, will show the percentage of moisture in the buildings walls, floor and any suspicious areas.
We make ourselves available to discuss the content of the report with you in detail. You are guaranteed to receive your report via email within 24 hours of the inspection.
Our Inspectors are fully insured with professional indemnity and public liability insurance.
As we are carrying out the inspection we are looking for things such as:
- Structural cracks
- Potential safety hazards
- Issues with building foundations
- Leaking plumbing, wet areas and roof coverings
- Rising/falling damp issues and excessive moisture
- Major/minor safety hazards
- Poor water pressure and water hammer
Our Pre-Purchase Building Inspections comply with Australian Standards.

At DC Pest & Building inspections we use the latest technology in thermal imaging.
Adding thermal imaging to an inspection allows us to find problems in a non-invasive way that the naked eye can’t see, to give you peace of mind.
The thermal imaging camera by FLIR can identify problems early, allowing them to be documented and corrected before becoming more serious and more costly to repair.
Thermal imaging cameras are the perfect tool for locating and identifying building failures and active termites, as they make the invisible visible. On a thermal image problems jump right out at you. A thermal imaging camera is the one tool that really lets you see it all.
Some of the problems that thermal imaging allows us to see is:
- Active Termites
- Building Failures
- Energy Loss
- Detect missing insulation
- Detect Mould
- Detect Moisture
- Detect Electrical Faults
- Detect Plumbing Faults
- Just to name a few.
So it goes without saying, by adding thermal imaging to your inspection, you really do get the full service. You could save yourself thousands in identifying problems, ensuring your peace of mind.
Our Guide To Pre-Purchase Building Inspections
At the core, pre-purchase building inspections give you a deep insight into a property condition. Pre-purchase inspections are to help educate you about the condition of the property before you buy. This is to ensure that you avoid problems and extra costs down the track.
At DC Pest and Building Inspections, we are expert pre-purchase building inspectors. Everyday we undergo extensive pre-purchase building inspections in the Sutherland Shire and Sydney.
We’ve written this guide to help explain pre-purchase building inspections and why they are so important!
What is a pre-purchase property inspection report?
DC Pest and Building Inspections offer a variety of building inspections. We know through years of experience that they save time and money in the long run! As the name suggests, this building inspection report is done before you buy a property.
Another name for a pre-purchase report is a ‘standard property report’. A pre-purchase inspection report is a written account of the current condition of a property.
A pre-purchase report will tell you about any significant building defects or problems such as rising damp, movement in the walls (cracking), safety hazards or a faulty roof to name a few. DC Pest and Building Inspections usually recommends to our clients that this report is carried out before you exchange sale contracts. This is so you can identify any problems with the property which, if left unchecked, could prove costly to repair.
Note: A building inspection report is different to a ‘pest inspection report’. A building inspection report should identify any visual damage that may have been caused by termites, it usually won’t include the existence of termites or other timber destroying pests. DC Building and Pest Inspections will advise you to get a separate pest inspection report done before you buy a property if we believe the property is infested.
Do I Really Need a Pre-Purchase Inspection?!
At DC Pest and Building Inspections, we have experience working all over Sydney. We have seen the damage and devastation that termites can cause to a home first hand. For this reason, we believe that before any property purchase, a pre-purchase building inspection should take place.
Our three key reasons for getting a pre-purchase inspection are:
- Foresight into potential property problems
- Bargaining Power – You can use the information to try and negotiate a lower price for the property i.e. you may have to pay to repair some of the problems
- Future Planning – you can plan how to deal with any problems before they become major
Of course, the building inspection report will be one of many things you will need to consider before buying a property.
